Tenant Conditions

If you are seeking rental housing, registration with Atrius® is free. All you have to do is complete the registration form in full. By completing the registration form, you agree to our Terms and Conditions. We work on a no-cure-no-pay basis.

The commission fee for renting any one of our properties is one month’s rent including services and utilities, and plus V.A.T and is determined after the monthly rental price has been negotiated, if possible, on your behalf by Atrius® and agreed upon by the owner.

The initial payment includes the first month's rent, security deposit and our commission fee and must be made before checking in. Costs for bank transfer or cash deposit are paid by the tenant. We do not accept credit card payments.

The minimum deposit is one month’s rent, including utilities etc, but fully furnished apartments may require a higher deposit.

Upon signing the contract, you must present a valid copy of your passport, a copy of your employment contract, and a bank statement or salary statement. If the tenant is a company, a valid copy of the registration with the Chamber of Commerce in the Netherlands is required.

Your personal information will be kept strictly confidential.

Our properties are intended as temporary rentals, because most of our properties do not allow permanent residency. A property usually can be rented for  a period of between 4 and 36 month`s, and some may have an option to extend after the first, or minimum,  lease term is expired. So if after for example a term of  8 months, you plan on staying in the property, you can ask the owner for an extension of the lease and this should be confirmed to you in writing.  And if you need a short term lease of only  2 or 3 months, we can ask some owners if they are willing to accept this in case they have  a vacancy.  Please notice that almost all owners have a standard no smoking and no pets policy.

Our services:
We can make a selection of properties for you, take you to and from the viewings, help you select the right property for you, do the price negotiations, draw up the contracts (copy in English) and check you in to the property. The owner will provide you with an inventory list and/or an inspection report (optional).
